Why Investing in Routine Maintenance Makes All the Difference

Owning an investment property isn’t a set-and-forget exercise. Much like servicing a car, regular attention keeps everything running smoothly, prevents costly breakdowns, and protects long-term value. Yet too often, maintenance slips down the priority list. Not because landlords don’t care, but often because competing costs and pressures get in the way.

It’s understandable that maintenance can sometimes take a back seat. The cost of living has risen sharply in recent years, and landlords are feeling it too. Insurance premiums, council rates, trades and materials have all gone up. Rental income has increased as well. In Brisbane, the median rent reached $650 per week in January 2025, up from $640 the previous month, according to Rent.com.au. However, that doesn’t necessarily mean landlords are ahead. For many, the gap between income and outgoings has simply narrowed. From a tenant’s perspective, though, higher rents come with higher expectations. When people are paying a larger share of their income on housing, they expect the property to be well-maintained, comfortable and cared for.

Well-cared-for properties not only retain their value but also attract better tenants. A fresh, functional, and comfortable home appeals to people who are likely to look after it properly. It sets the right tone from the outset. While careful tenant screening remains critical, and no amount of paint can replace a solid background check, presentation and maintenance still play a key role in attracting the right kind of applicant in the first place.

It also makes a tangible difference to tenant retention. Tenants who feel that a property is well-maintained and that issues are addressed promptly are far more likely to renew their lease. The cost of a few maintenance jobs across a tenancy often works out far less than the loss of a good tenant, the cost of reletting, and the risk of a vacancy period.

Preventative maintenance, such as servicing the air conditioning, checking smoke alarms, inspecting plumbing, or repainting ageing walls, can also save major costs in the long run. What starts as a minor inconvenience can easily become a major issue if left unchecked. Staying proactive is part of protecting your asset, but it also shows tenants that the property, and by extension, they, are valued.

Presentation plays a meaningful role even in a tight rental market like Brisbane’s, where vacancy rates remain historically low. Well-cared-for properties tend to attract stronger applications, even when demand is high. And while most homes will lease eventually in this environment, those that reflect pride of ownership usually lease more efficiently and create fewer management issues over time. A strong market isn’t a reason to let your property fall into disrepair. It’s an opportunity to set a higher standard and attract tenants who will do the same.

There are also tax advantages to consider. In Australia, expenses related to the maintenance and repair of your investment property are generally tax-deductible in the same financial year. This includes things like fixing leaking taps, repairing a broken fence, or servicing air conditioning. Just be aware that improvements or capital works (like installing a new kitchen) fall under a different category and are typically depreciated over time. All landlords’ circumstances are different, and it’s not always possible to upgrade everything at once. However, small, consistent investments into upkeep can have a compounding effect. A fresh coat of paint, a professionally cleaned carpet, or updated light fittings all add to a better living experience for tenants and a stronger financial position for owners over time.
